Start your search early

When searching for student accommodation, remember, timing is everything. Here Accommodation for Students shares their advice on when to start your postgrad property search:

“The data shows many students are looking for their accommodation in January onwards for the next academic year so to get ahead, it’s worth launching your search before Christmas. Although most students only start their courses in September, thinking about the kind of living space you want to secure early on will help direct your search down the right path from the get-go.”

If time is on your side or you’ve left things a little late, you’ll want to take the following checklist with you when viewing your shortlisted student digs…

Cost of student accommodation

Budgeting is a skill you’ll become well-versed in as a postgraduate student, and you’ll have to master it quickly if you choose student accommodation that’s on the costlier side.

Before you even go for a viewing, be clear on the costs to expect. Find out what your monthly rent is, what it includes (some landlords provide inclusive utilities, internet and cleaning etc.), and bear in mind any hidden costs such as deposits, administration fees and cancellation penalties.

There are lots of affordable postgraduate accommodation options available in the UK so do your research, compare associated costs with your budget, and check out the average prices to expect for your search area.

Remember, cost isn’t the only consideration. The length of the tenancy; possibility of extending, subletting or ending it early should your circumstances change; policies on guests or pets; and the landlord or accommodation provider’s reputation and responsiveness all matter.

Location of student accommodation

Location is SO important, with proximity to campus as well as local amenities (such as supermarkets, healthcare, gyms, bars and restaurants) integral to your postgraduate experience.

It’s likely you’ll have to pay a premium for the best locations. If you are willing to travel, checking out the availability and cost of local transport links and parking is a must when viewing, and could save you a lot of hassle after you’ve moved in. When browsing the local area, consider noise levels and traffic too.

Safety of student accommodation

While you’re scouting out the local area, be mindful about safety. You want to feel safe and secure in your chosen student accommodation, and this begins in the surrounding area. You can take a look at local crime rates prior to your property viewing online via websites like UK Crime Check.

During the viewing itself, check the condition of security features – are the locks on the property’s windows and doors intact? Is there CCTV or a secure entry system? Are the surrounding areas well-lit?

Condition of student accommodation

Every postgrad deserves a home away from home, with student accommodation that is not only safe and secure but clean and comfortable. When viewing, take note of the overall cleanliness and state of repair. Watch out for signs of damp, mould, pests or poor ventilation that will make property maintenance a pain and your living conditions uncomfortable.

Quality of student accommodation

The quality and condition of your room should be thoroughly assessed. Is the size and layout of the room right for your needs? Does it have ample storage space? What about desk space? Is there lots of natural light available? How’s the comfort and quality of the bed and other furniture?

Any shared facilities should be put under scrutiny too. The kitchen, bathroom, utility room and any communal areas should be well-equipped, clean and appropriately sized for the number of people sharing. If you have accessibility considerations, the viewing is the perfect time to put these to the test. Check for step-free access, lifts and other disability-friendly features that will make you and/or visiting guests feel more comfortable.
